Extension and loft Conversion

The client has just purchased the 1970s semi-detached house in Woodingdean to modernise the layout completely. To bring the building up to modern standards of insulation and energy, the client plans to live there for ten years before moving on.
The property has a good sea view from the first floor and is in a much sought-after area. However, parking is an ongoing issue, with several families owning and parking more than two cars per household on the street.
The wish brief was as follows:
1. Create a new street entrance,
2. Remove the existing conservatory and replace it with a new extension, single or double height.
3. Add a downstairs toilet/cloakroom and entrance lobby.
4. New roof/Convert the loft into 1 or 2 bedrooms with ensuite.
5. Flip the current living room/dining room layout.
6. Create an open-plan kitchen/dining/day room connecting with the garden via folding/sliding doors.
7. Remove the existing garden walls, garage, and gate to maximise the garden. Create a new fence/wall to wrap around the garden for better privacy.
8. Create new parking at the front of the property, with an EV charging point.
9. Solar panels to be installed if possible/ open to other methods of reducing energy costs. No air source heat pump.
10. Look at alternative methods of hot water supply and remove the gas supply.
11. New windows and external doors
12. The clients want a modern look for the house, potentially using different materials such as timber/ scorched timber/ Zinc roof.
